The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: Received 10/12/25 Dwg no. 865-03 - Block plans Dwg no. 865-01 - Site Location Plan Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Prior to the change of use of the court room hereby approved the pole mounted free standing bird box shall be installed in accordance with details first submitted to and approved by the Local planning Authority. The bird box shall be installed in accordance with the approved details and maintained and retained thereafter for as long as the development exists. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
In the first planting and seeding seasons following the change of use of the court room hereby approved, planting shall be implemented in accordance with the submitted block plan and Green Infrastructure Statement. Any seeds or shrubs planted in accordance with the approved scheme which, within a period of 5 years after planting are removed, die, become diseased or damaged shall be replaced with seeds and shrubs of similar size and specification. Reason: To protect ecological interests of the site in accordance with polices GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
The use hereby permitted shall only operate between the hours of 10:00 and 23:00 Monday - Sunday. Reason: In the interests of the amenity and to accord with Policy GN.1of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below: Policies SP1, SP 14, GN.1, GN.2, GN.12, GN.37 and GN.38 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan. This application has been screened in accordance with Natural Resources Wales' interim advice to Chief Planners dated 25th July 2025. It is considered that this development is unlikely to have a likely significant effect on the Marine SAC as the following criterion applies: Criterion 5 - Any developments intended to provide services, facilities, commercial sites, or places of employment for a local population already served by residential connections to existing public or private sewers discharging within the SAC catchment.
This decision grants planning permission only and does not grant listed building consent.
This application has been screened in accordance with Natural Resources Wales' interim advice for planning applications within the river Special Areas of Conservation (SACs) catchments (issued on 20th January 2021).
