Decision & conditions

Refused
Planning conditions
  1. The proposed replacement sunroom, by reason of its design, form and use of external materials, fails to provide an appropriate or sympathetic response to the character and architectural qualities of the Grade II listed building. The proposal is derived from an existing unauthorised structure and does not represent good design or preserve the special interest of the heritage asset. The development would result in harm to the significance and integrity of the listed building and does not meet the statutory requirement under Section 96 of the Historic Environment (Wales) Act 2023 to have special regard to the desirability of preserving the building, its setting or its features of architectural or historic interest. The proposal is therefore contrary to Policies GN.1 (General Development Policy), GN.2 (Sustainable Design) and GN.38 (Protection and Enhancement of the Historic Environment) of the Pembrokeshire Local Development Plan (adopted 28 February 2013) and Chapter 6 of Planning Policy Wales (Edition 12, 2024).
