  1. The development shall be carried out in accordance with the following approved plans and documents: Received 25/11/25 Dwg no. 859-07 Proposed elevations Dwg no. 859-01 Site Location plan Dwg no. 859-05 Proposed site plan Dwg no. 859-06 Proposed floor plans Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  2. In the first planting and seeding season following the date of this decision the planting works shall be implemented according to the submitted proposed site plan and Green Infrastructure Statement. Any hedge plants planted in accordance with the approved scheme which, within a period of 5 years after planting are removed, die, become diseased or damaged to such extent that, in the opinion of the Local Planning Authority, the function in relation to this planning approval is no longer delivered, shall be replaced with plants of similar size and specification. Reason: To protect ecological interests of the site and to in accordance with polices GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
  3. Within three months following the date of this decision a bird box shall be provided on the rear elevation of the dwelling as shown on dwg no. 859-07 that does not include any external lighting and at a minimum of 2.5 metres above ground level. The bird box shall be maintained thereafter. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below: Policies SP 1, GN.1, GN.2 and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan. This informative is intended only to be a summary of the reasons for the granting of planning permission.   5. Within three months of the date of this decision the unauthorised projecting balcony to the first floor of the dwelling as shown on plan no. 859-04 shall be removed and a juliet balcony shall be installed as shown on plan no. 859-07. Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
