The development shall be carried out in accordance with the following approved plans and documents: AVH_1341 01 Location and Block Plans, dated 21/10/2025 AVH_1341 02a Site Plan, dated 30/10/2025 AVH_1341 06 Proposed Floor Plan - Ancillary Shed / Studio, dated 21/10/2025 AVH_1341 07a Proposed Elevations - Ancillary Shed/Studio, dated 27/10/2025 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
The building hereby permitted shall be demolished to ground level and all equipment and materials resulting from the demolition shall be removed within six months of the date of failure to meet any one of the requirements set out in i) to iv) below: i) Within 8 weeks of the date of this decision a scheme to include the details of and installation of the materials to be used for the cladding of the external surfaces of the walls and roof on the building shall have been submitted for the written approval of the local planning authority and the scheme shall include a timetable for its implementation. ii) If within 6 months of the date of this decision the local planning authority refuse to approve the scheme or fail to give a decision within the prescribed period, an appeal shall have been made to, and accepted as validly made by, the Welsh Ministers. iii) If an appeal is made in pursuance of ii) above, that appeal shall have been finally determined and the submitted scheme shall have been approved by the Welsh Ministers. iv) The approved scheme shall have been carried out and completed in accordance with the approved timetable. Upon implementation of the approved scheme specified in this condition, that scheme shall thereafter be retained. Reason: To protect the character and appearance of the Conservation Area and to accord with Policies GN.1, GN.2 and GN.38 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013). • The following details of the external material finish to include the colour of the cladding for the walls and roof have been approved by virtue of Discharge of Condition approval, ref: 25/1077/DC, granted 11/05/2026 - Section 3 (Alternative Option Re-cladding) of the Strategy to Discharge Condition 2, received 18 March 2026
The building shall not be occupied at any time other than for purposes incidental to the residential use of the dwelling known as 3, Bridge Street, LOWER TOWN, Fishguard, Pembrokeshire, SA65 9LX. Reason: To prevent this building being used as a separate unit of accommodation and to enable the Local Planning Authority to properly control any further development on the site.
Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, GN.1, GN.2, GN.37 and GN.38 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
