Works shall proceed in strict accordance with the recommendations in Sections 4 and 5 of the Kite Ecology report (Oct 2025), including: - Hand removal of slates following the precautionary principle - Avoidance of hibernation (Nov-Mar) and maternity (Jun-Aug) periods - Immediate cessation of works and seeking advice from Natural Resource Wales or Kite Ecology if a bat is encountered. The measures identified shall be adhered to and implemented in full. Reason: To protect ecological interests of the site and to accord with policies GN.1 (General Development Policy) and GN.37 (Protection and Enhancement of Biodiversity) of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
Any external lighting must be low level, downward facing, hooded and on a short PIR activated timery.
The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).

Prior to the substantial completion of the development hereby permitted, the proposed ecological enhancements detailed on the Green Infrastructure Statement and illustrated on PP04 B. Proposed Elevations 1/2. Jul 2025 shall be implemented. The biodiversity enhancement measures to include one bat box, shall be installed as approved and retained for as long as the development exists. Reason: In order to comply with The Environment (Wales) Act 2016 to maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The planting of wildflowers as shown on drawing PP01 B. Proposed Ground Floor Plan. Aug 2025 and detailed within the Green Infrastructure Statement shall be carried out in the first planting season following occupation of the development or the completion of the development, whichever is the sooner and should any shrubs die within a period of 5 years from the date of planting, are removed or become seriously damaged or diseased shall be replaced in the next planting season with another of a similar size and species. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
