  1. This decision relates only to the plans identified below: Amended 25-865, B, Location/Block plan, dated 04/12/2025 25-865, 03, Proposed floorplans, dated 21/08/2025 Amended 25-865, 04, Proposed elevations, dated 21/08/2025, received 05/12/2025 Green Infrastructure statement, dated 06/10/2025 Wyndrush Wild, Draft, Bat emergence survey, dated 30th of June 2025
  2. It is considered that the proposed alterations and extensions are not compatible with the traditional character of the existing dwelling by reason of their scale and form. As such, the extensions would not appear as subservient additions and fail to respect the simple, traditional character of the host building, creating a form and appearance that is visually dominant. As such, the visual alteration would have a detrimental impact on the character of the site and the surrounding area. As such, the proposed development is considered to be of poor design and contrary to the relevant requirements of policies GN.1 and GN.2 of the LDP.
