  1. The approved works shall begin before the expiration of 3 years from the date of this consent. Reason: To avoid the accumulation of consents, and pursuant to Section 98 of the Historic Environment (Wales) Act 2023
  2. The approved works shall be undertaken in accordance with the following drawings documentation: 984 - 01 Location & Site Plan. 984 - 04E Ground Floor Plan, Section & Elevations 984 - 06C Floor plan, Section & Details. Reason: For the avoidance of doubt regarding the extent and details of the approved works, and pursuant to Sections 96 and 97 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10-13 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
