Planning conditions
  1. The approved works shall begin before the expiration of 5 years from the date of this consent. Reason: To avoid the accumulation of consents, and pursuant to Section 98 of the Historic Environment (Wales) Act 2023
  2. The approved works shall be undertaken in accordance with the following drawings documentation: 9402 - P03 - Proposed elevations TCY_6_030 - Proposed Plans from Lounge Rev B TCY_6_031 - Stairs Section from lounge Rev B (Insert drawings and documentation list) Reason: For the avoidance of doubt regarding the extent and details of the approved variations, and pursuant to Section 99 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
  3. Notwithstanding the information already submitted joinery detail drawings (1:2 Scale sections and 1:10 scale elevations) shall be submitted to the Local Planning Authority for approval. The double-glazing gaskets shall be colour co-ordinated with the window frame. The works shall be undertaken in accordance with the approved details. Reason: For the avoidance of doubt regarding the extent and details of the approved works and variations, and pursuant to Section 99 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
  4. Notwithstanding the information already submitted, the window shutter masonry fixings shall be stainless steel, the details of which shall be submitted to the Local Planning Authority for approval. The works shall be undertaken in accordance with the approved details. Reason: For the avoidance of doubt regarding the extent and details of the approved variations, and pursuant to Section 99 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
  5. Notwithstanding the information already submitted, the conservation roof lights, and solar panels shall be integrated flush within the roof slope. The solar panels shall have black coloured edge trims. Prior to their installation, details shall be submitted to the Local Planning Authority for approval. The works shall be undertaken in accordance with the approved details. Reason: For the avoidance of doubt regarding the extent and details of the approved works and variations, and pursuant to Section 99 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
  6. Notwithstanding the information already submitted, and prior to the construction of the new porch, the following shall be submitted to the local authority for approval: • 1:20 scale joinery details. • Slate sample and specification • Specification of cast metal rainwater goods Reason: For the avoidance of doubt regarding the extent and details of the approved works and variations, and pursuant to Section 99 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
  7. Notwithstanding the information already submitted, the log burner flue shall be coloured black and have a lead storm collar flashing at its junction with the roofing slates. Reason: For the avoidance of doubt regarding the extent and details of the approved works and variations, and pursuant to Section 99 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
  8. All British bat species are European Protected Species by virtue of their listing under Annex IV of EC Directive 92/43/EEC (‘The Habitats Directive’). This Directive has been transposed into British Law under the Conservation of Habitats and Species Regulations 2017. British bats are also protected under Schedule 5 of the Wildlife and Countryside Act (1981) (as amended). If bats are encountered on site works should stop immediately an NRW should be contacted (Natural Resources Wales, - General Enquiries: enquiries@naturalresourceswales.gov.uk or 0300 065 3000 Mon-Fri, 8am - 6pm) a licence may then need to be applied for from NRW. Licences are not automatically granted by virtue of a valid planning consent and it may be possible that the necessary licence application may be refused. Under Section 1 of the Wildlife and Countryside Act 1981 (as amended) it is an offence to kill or injure any wild bird, take, damage or destroy the nest of any wild bird while that nest is in use or being built.
