  1. Blaenllyn Chapel Cottage is a historic building and is identified on the 1887 Ordnance Survey map. The existing building is derelict and the former residential use has been abandoned. Notwithstanding the information submitted with the application, the survey states that the building is suitable for use as a dwelling, however, it does not confirm that the building is capable of conversion without significant alteration and re-building and therefore it is unclear how much of the original structure would actually be retained. As such, there is insufficient information to determine whether the proposal is capable of implementation without substantial alteration as required by criterion 3 of Policy SP 16 (The Countryside) of the Local Development Plan (adopted 28 February 2013).
