  1. The development shall be carried out in accordance with the following approved plans and documents: 1485/001 Rev A As built site and location plan, received 29/09/2025 1485/002 Rev A As built site plan, received 29/09/2025 1485/003 Rev A Existing Floor Plan, received 29/09/2025 1485/004 Rev A Existing Elevations, received 29/09/2025 1485/005 Rev A Existing Elevations, received 29/09/2025 Bat Potential Roosting Feature Assessment, by Kite Ecology, dated June 2025 Green Infrastructure Statement, by Kite Ecology, dated June 2025 Planning Support Statement, by Johnston Planning, received 29/09/2025 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  2. The development hereby permitted shall be operated in strict accordance with Planning Statement by Johnston Planning, received 29 September 2025. Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development for Pembrokeshire (Adopted 28th February 2013).
  3. The biodiversity enhancement measures in the form of one bat box as detailed in the Green Infrastructure Statement and shown on drawing no. 1485/004 Rev A, shall be installed within 3 months of the date of the decision and retained thereafter for as long as the development exists. Reason: To secure biodiversity enhancement, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. The soft landscaping comprising the planting of three fuit trees the locations of which are detailed in the Green Infrastructure Statement and 1485/002A, shall be carried out in the first planting season following the date of this decision and retained thereafter. Any trees which within a period of 5 years from the date of this decision die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  5. Notwithstanding the information submitted with the application, any additional external lighting in connection with the proposed development be low level, hooded and downward facing to avoid light spill and should be operated on a PIR activated timer. Reason: To protect the ecological interests of the site and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of Planning Policy Wales, Edition 12.
  6. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, SP 16, GN.1, GN.2, GN.11 and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
