Council planning record

Replace existing wooden windows on the front elevation. The current windows were renovated 5 years ago but are again showing signs of significant rot especially on the bay window. The plan is to replace with new PVC windows. The new windows will be of a similar design using VEGA sliding sash from their heritage range.

Decision & conditions

Planning conditions
  1. The submitted elevation details of the proposed UPVC windows provide limited design and construction information such that the Local Planning Authority are currently unable to determine the impact the proposed window replacement will have on the character and appearance of the building and the Goodwick Conservation Area. As such, the proposed development does not demonstrate that it would protect or enhance the character of the Conservation Area or its setting in conflict with the requirements of policy GN.38 Protection and Enhancement of the Historic Environment or the duty set out in section 160 of the Historic Environment (Wales) Act 2023.
  2. No biodiversity enhancement measures have been included as part of the proposed scheme. The application also fails to provide a Green Infrastructure Statement to identify the green infrastructure baseline of the site and a stepwise approach to inform any green infrastructure and biodiversity enhancement features. As such the proposal fails to comply with policies SP 1 (Sustainable Development), GN.37 (Protection and Enhancement of Biodiversity), Planning Policy Wales Edition 12, 2024 and the Environment (Wales) Act 2016.
