  1. The proposed extension to the rear, west facing roof slope would fail to respect the character, context and spatial arrangement of the traditional built form of the existing building. The discordant approach to extending the roof is unsympathetic and incompatible with the traditional character and proportions of both the design, character and appearance of the modest building it would overwhelm but would also be visually intrusive in views from the public realm which would have a harmful impact upon the special character and appearance of the Lamphey Conservation Area failing to accord with criterion 1 of policy GN.1 (General Development Policy) and criteria 1 and 2 of policy GN.2 (Sustainable Design) and policy GN.38 (Protection and Enhancement of the Historic Environment) of the Local Development Plan (adopted 28 February 2013).
  2. Notwithstanding the provision of a Green Infrastructure Statement the application fails to provide sufficient details of Green Infrastructure mitigation and compensation measures. As such the development fails to comply with policy SP 1 (Sustainable Development), criteria 3 and 4 of policy GN.1 (General Development Policy) and policy GN.37 (Protection and Enhancement of Biodiversity) of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Planning Policy Wales (PPW) Edition 12 (2024) and the Environment Wales Act 2016.
