Proposed Stables/Agricultural store

1. The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
2. The development shall be carried out in accordance with the following approved plans and documents: Received 08/09/25 Dwg no. 01 - Site Location PLan Dwg no. 03 - Proposed stables Dwg no. 04 - Proposed site layout Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
3. In the first planting and seeding seasons following completion of the development hereby approved, the planting as shown on plan no. 04 shall be implemented according to the plan and the submitted Green Infrastructure Statement. Any trees planted in accordance with the approved scheme which, within a period of 5 years after planting are removed, die, become diseased or damaged to such extent that, in the opinion of the Local Planning Authority, the function in relation to this planning approval is no longer delivered, shall be replaced with plants of similar size and specification. Reason: To protect ecological interests of the site in accordance with polices GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
4. Prior to the substantial completion of the building hereby approved , 2 bird boxes shall be provided on the north and south elevations of the building as shown on plan no. 03. The bird boxes shall be maintained thereafter for as long as the development exists. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
5. The stable/agricultural store building hereby approved shall be used for personal use only and at no time shall the building or associated land be used for commercial purposes including livery, riding school or business uses. To protect the amenity of the rural area and to accord with policies SP 16 ad GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
6. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below: Policies SP 1, SP 16, GN.1, GN.2 and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan. 7. Prior to the installation of any external lighting in connection with the development hereby approved, details of the lighting shall be submitted to and agreed in writing by the Local Planning Authority. The lighting details shall show the lighting be positioned at a low level, hooded and downward facing to avoid light spill onto foraging habitats and bat roost access points and shall be operated on a PIR activated timer. All external lighting shall be installed as approved. Reason: To protect the biodiversity interests of the site in accordance with policy GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
