Planning conditions
  1. The development shall be carried out in accordance with the following approved plans and documents: Site and Location Plan 110 Rev A (Dated as received 28/10/2025) Proposed Elevations 121 Rev C (Dated as received 15/11/2025) Proposed Floor Plans 112 Rev B (Dated as received 28/10/2025) Proposed Sections 131 Rev B (Dated as received 28/10/2025) Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  2. The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
  3. Prior to the first use of the extended accommodation hereby approved 1no. bird box shall be installed in the position as annotated on approved drawing number 121 Rev C - Proposed Elevations (Dated as received 15/11/2025). Thereafter the bird box shall be maintained as first installed and retained for as long as the development exists. Reason: In the ecological interests of the site and to enhance biodiversity in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. All planting set out in the Green Infrastructure Statement and annotated on the accompanying drawing (dated as received 15/10/2025) shall be carried out in the first planting and seeding seasons following the first use of the extended accommodation hereby approved. If within a period of 5 years from the date of the planting it dies or becomes, in the opinion of the local planning authority, seriously damaged or defective, further planting in the same location during the next planting season immediately following the death/removal/destruction of that planting shall be undertaken. Reason: In order to comply with the Environment (Wales) Act 2016 to maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  5. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, SP 12, SP 13, GN.1, GN.2, GN.37 and GN.38 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
