  1. The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
  2. The development shall be carried out in accordance with the following approved plans and documents: 2562-MP-C1-DR-P001-PO2 Proposed block plan 2562-MP-C1-DR-P002-PO1 Proposed ground floor plan 2562-MP-C1-DR-P003-PO1 Proposed front elevation 2562-MP-C1-DR-P004-PO1 Proposed sections 2562-MP-C1-DR-X001-PO2 Location plan 2562-MP-C1-DR-X002-PO2 Existing block plan 2562-MP-C1-DR-X003-PO1 Existing ground floor plan 2562-MP-C1-DR-X004-PO1 Existing front elevation 2562-MP-C1-DR-X005-PO1 Existing sections Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  3. Notwithstanding the information contained in the submitted Green Infrastructure Statement, prior to substantial completion of the development a scheme of Green Infrastructure Enhancement and Biodiversity Enhancement shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details prior to the first use of the retail unit and shall be retained for as long as the development exists. Reason: In order to comply with The Environment (Wales) Act 2016 to maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013). The following details of the scheme for the biodiversity enhancement have been approved by virtue of Discharge of Condition approval, ref: 25/0771/DC, granted xx/xx/xxxx. • Green Infrastructure Statement - received 07/12/2025 • Existing elevation (with bird boxes) - received 12/01/2026 • Proposed elevation (with bird boxes) - received 12/01/2026
  4. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, SP 12, SP 13, SP 14, GN.1, GN.2and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
