Condition 10: The information contained in Earth Science Partnership (ESP), dated July 2025 ref: ESP:8281.03.4383 is insufficient as it recommends that further monitoring is to be completed and further to this does not provide a validation report to demonstrate that remedial works have been carried out. As such, this would be contrary to criterion 7 of Policy GN.1 (General development Policy) of the Local Development Plan for Pembrokeshire, and as such the proposed details are unacceptable. Therefore the condition cannot be discharged.
Condition 11: The information contained in Geo-environmental investigation, Report Reference: ESP.8281.03.4383 and Geotechnical Investigation and Updated Coal Mining Risk Assessment, Report Reference: ESP: 8281.03.4384 states that based on the boreholes undertaken to date, the northern portion of the site is likely most at risk of collapse, however these are areas where there is probably sufficient rock cover to mitigate potential subsidence. Whilst no definite mine workings in the south were encountered, confirmation is required whether the shallow 'broken ground' is associated with faulting or not. On the basis that there are outstanding investigations and remedial works within the submitted reports there is insufficient information to discharge Condition 11. As such this would be contrary to criterion 7 of Policy GN.1 (General Development Policy) of the Local Development Plan for Pembrokeshire, and as such the proposed is unacceptable. Therefore the condition cannot be discharged.
