The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: Location Plan Proposed site plan dated 23.09.25 Proposed floor plan dated 23.09.25 Proposed elevations Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Prior to the first use of the building hereby permitted, the off-street parking shown on the proposed site plan hereby approved shall be provided, and thereafter retained for that purpose for as long as the development exists. Reason: In the interests of highway safety and to accord with policy GN.1 (General Development Policy) of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Within three months from the date of this decision the biodiversity enhancements detailed within the Green Infrastructure Statement and shown on Drawing - Proposed Elevation shall be installed and thereafter retained for as long as the development exists. Reason: To maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Within three months from the date of this decision the potted fruit trees detailed in the Green Infrastructure Statement and detailed on Drawing - Proposed Site Plan shall be provided within the site and thereafter maintained. Reason: To maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The premises shall be used for a Funeral Director premises only and for no other purpose including any other purpose in Class A1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to the Class in any statutory instrument revoking and re-enacting that Order with or without modification. Reason: To ensure an appropriate use of the building to accord with policies GN.1 (General Development Policy), GN.15 (Small Scale Retail) and GN.33 (Community Facilities) of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).

This permission shall not be construed as granting rights to carry out works on, or over, land not within the ownership, or control, of the applicant.
