  1. The works shall begin before the expiration of five years from the date of the consent. Reason: To avoid the accumulation of consents, pursuant to S98 of the Historic Environment (Wales) Act 2023.
  2. The works shall be undertaken in accordance with the following drawings and documentation: AVH_1275 01e Location Plan and Block Plan, dated 17 November 2025 AVH_1275 02f Site Plan, dated 16 February 2026 AVH_1275 07f Proposed Ground Floor Plan, dated 17 November 2025 AVH_1275 08h Proposed First Floor Plan, dated 19 January 2026 AVH_1275 09h Proposed Second Floor Plan Former Residential Flat Area, dated 19 January 2026 AVH_1275 10h Proposed Elevations, dated 16 February 2026 AVH_1275 11c Sash Window Detail, dated 17 November 2025 Reason: Pursuant to S96 & S97 of the Historic Environmental (Wales) Act 2023, Policy GN.38 of the Pembrokeshire Local Development Plan (adopted 28 February 2013) and Paragraph 6.1.10 of Planning Policy Wales Edition 12, 2024
  3. Notwithstanding the approved plans and documentation, and prior to works commencing, the Local Planning Authority shall be provided with the following details for written approval: - Details of the retention and refurbishment of the internal balustrade, to include use of material traditional finishes The works shall be undertaken in accordance with the approved ppecifications and details. Reason: Pursuant to S96 & S97 of the Historic Environmental (Wales) Act 2023, Policy GN.38 of the Pembrokeshire Local Development Plan (adopted 28 February 2013) and Paragraph 6.1.10 pf Planning Policy Wales Edition 12, 2024
  4. Notwithstanding the submitted information, prior to the commencement of the approved works, the following details or samples shall be submitted to the Local Planning Authority for written approval: details or samples of the materials - Natural Roofing Slate sample and specification - Brick Sample for Chimney - Rainwater Guttering sample The works shall be undertaken in accordance with the approved details. Reason: For the avoidance of doubt regarding the extent and details of the approved works, and pursuant to Sections 96 and 97 of the Historic Environment (Wales) Act 2023, Paragraph 6.1.10-13 of Planning Policy Wales 2024 and Policy GN.38 of the Local Development Plan 2013.
