Planning conditions
  1. The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
  2. The development shall be carried out in accordance with the following approved plans and documents: Location plan, Block Plan, Map of boundary and wicket, Map of pitch, access arrangements, Green Infrastructure Statement, Fence detail, Artificial wicket cross section, supporting statement. Reason: In the interests of amenity and to comply with the requirements of policy GN1 of the Local Development for Pembrokeshire (Adopted 28th February 2013).
  3. In the first available planting and seeding season following commencement of development hereby approved, planting shall be implemented according to the Green Infrastructure Statement and GIS addendum and Proposed Site Plan hereby approved. The management of the meadow areas and green infrastructure must be carried out in accordance with the approved details. Any existing plants retained or translocated; or new plants planted or seeded in accordance with the approved scheme which, within a period of 5 years after implementation of the approved development are removed, die, become diseased or damaged to such extent that, in the opinion of the Local Planning Authority, the function in relation to this planning approval is no longer delivered, shall be replaced with plants of similar size and specification. Reason: To protect ecological interests of the site. Policy: GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013). Section 6 of PPW edition 12.
  4. Prior to occupation or commencement of permitted use of the development hereby approved, the two bird boxes shall be installed according to the Green Infrastructure Statement and Addendum and Proposed Site Plan. If any of these features which, within a period of 5 years after implementation of the approved development, are removed, damaged or become otherwise defective, to such extent that, in the opinion of the Local Planning Authority, the function in relation to this planning approval is no longer delivered, shall be replaced with boxes of similar size and specification. Reason: To protect ecological interests of the site. Policy: GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
  5. This application has been screened in accordance with Natural Resources Wales’ interim advice to Chief Planners dated 25th July 2025.It is considered that this development is unlikely to have a likely significant effect on the Marine SAC as the following criterion applies: No. 1 - Any development that does not increase the volume or concentration of wastewater and No. 4 - Any developments intended to provide services, facilities, commercial sites, or places of employment for a local population already served by residential connections to existing public or private sewers discharging within the SAC catchment (e.g., community buildings, schools etc.).
