Planning conditions
  1. The development shall be carried out in accordance with the following approved plans and documents: • 2506/PLNG/04A - PLANS / SECTION PROPOSED • 2506/PLNG/05A - ELEVATIONS PROPOSED • 2506/PLNG/01 - SITE PLANS Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  2. Within three months of the date of this decision, the off-street parking and turning facilities for all vehicles, including cycles shown on the plan 2506/PNLG/01 hereby approved shall be provided, and thereafter retained for that purpose. Reason: To meet the objectives of the PPW 12th Ed (Feb 2024) and to satisfy GN1 (Highway Safety) of the adopted Local Development Plan for Pembrokeshire (adopted 28 February 2013)
  3. In the first planting season following the date of this decision, the ecological enhancement measures detailed within the Green Infrastructure Statement and on proposed drawing 2506/PLNG/01 - SITE PLANS, including the reinforcement of the eastern and western boundary hedgerows, native species planting and the introduction of a fruit tree, shall be implemented and thereafter retained. Reason: To maintain and enhance biodiversity, in accordance with Planning Policy Wales and policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. Within three months of the date of this decision, the installation of a sparrow nest box and a Beaumaris Woodstone bat box, detailed in the Green Infrastructure Statement and shown on drawings 2506/PLNG/01 - SITE PLANS and 2506/PLNG/05A - ELEVATIONS PROPOSED shall be installed on the dwelling and thereafter retained. Reason: In the interests of biodiversity enhancement and to accord with policies GN.1 and GN.37 of the Local Development Plan for Pembroke-shire (adopted 28 February 2013).
  5. This permission shall not be construed as granting rights to carry out works on, or over, land not within the ownership, or control, of the applicant.
  6. This Decision Notice grants planning permission. You are advised that it does not constitute approval under the Building Regulations.
  7. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP1, GN.1, GN.2, GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.   8. Within three months of the date of this decision, the privacy screen as shown on the approved drawings 2506/PLNG/04A - PLANS / SECTION PROPOSED and 2506/PLNG/05A - ELEVATIONS PROPOSED shall be constructed on the south elevation of the raised terrace and shall thereafter be retained in accordance with the approved details. Reason: To protect the privacy and amenity of neighbouring occupiers and to accord with policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
