Planning conditions
  1. The development shall be carried out in accordance with the following approved plans and documents: Site Location Plan (Reference: NB03) Existing/As Built Site Plan (Reference: NB03) Existing/As Built Ground and First Floor Plans (Reference: 02) Existing/As Built Elevations (Reference: 03) Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development for Pembrokeshire (Adopted 28th February 2013).
  2. Notwithstanding the provisions of Article 3 and Parts 1 and 2 of the Second Schedule to the Town & Country Planning (General Permitted Development) Order 1995 (or any Order revoking and re-enacting that Order with or without modification) no development as specified in Part 1 (Classes A, B, D, E, G and H), or any minor operations as specified in Part 2 (Class A), other than such development or operations indicated on the plans hereby approved, shall be carried out without the prior written consent of the Local Planning Authority. Reason: In the interests of amenity and to accord with policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  3. The development shall be carried out in accordance with the Green Infrastructure Statement by Asbri Planning dated 26 September 2025. Reason: To protect the biodiversity interests of the site in accordance with policy GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. Visibility splays shall be maintained on each side of the new access giving a clear sight line of 20 metres along the nearside channel of the highway from within a distance of 2.4 metres back from the channel on the centre line of the access road and retain during the lifetime of the development. Reason: In the interests of highway safety, and to accord with Policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  5. There shall be no growth or obstruction to visibility over 0.9 metres above the level of the crown of the adjacent carriageway within the approved visibility splays and retain during the lifetime of the development. Reason: In the interests of highway safety, and to accord with Policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  6. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, SP 16, GN.1, GN.2, GN.11, GN.26 and GN.37. It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
