Planning conditions
  1. The development shall be carried out in accordance with the following approved plans and documents: 022 Rev G Site Plan, dated 28/10/2025 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  2. The use of the land for the siting of the caravan hereby permitted shall cease and the caravan and any associated paraphernalia shall be removed from the site on or before 17 March 2028 and the land restored to its former conditiion. Reason: Permission is required for a temporary period only and the permanent siting of the caravan would fail to accord with policies SP 16 and GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  3. The soft landscaping comprising the installation of pots incorporating herbs comprising lemon balm and rosemary and Gooseberry and Aronia Berry Shrubs, as detailed in the Green Infrastructure Statement, received 15/09/2026, shall be carried out in the first planting season following the date of this decision and retained thereafter. Any plants which within a period of 3 years from the date of planting die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. Within one month of the date of this permission, a bird box shall be installed on a tree within land under the control of the applicant. The bird box shall thereafter be retained in perpetuity. Reason: To maintain and enhance biodiversity in accordance with the duties contained within the Environment (Wales) Act 2016 and Policies GN.1 and GN.37 of the Pembrokeshire Local Development Plan (adopted 28 February 2013).
  5. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, SP 16, GN.1, GN.37 and GN.38 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
