Planning conditions
  1. This proposal is considered to result in a development which is inappropriate in terms of design by introducing a bulky, overbearing form which does not respect the local context. As such the proposal would have an unacceptable impact on the character and appearance of the Saundersfoot Local Centre and the special qualities of the National Park. This is contrary to the requirements of Policies 1 (National Park Purposes and Duty, 4 (Saundersfoot Local Centre), 8 (Special Qualities), 14 (Conservation of the Pembrokeshire Coast National Park, (29 (Sustainable Design) and 30 (Amenity) of the adopted Local Development Plan 2, and contrary to the aims of the adopted Pembrokeshire Coast National Park Authority Sustainable Design Guidance SPG, in terms of local distinctiveness, sense of place, and the design being bulky and overbearing.
  2. The proposal would impact negatively on the amenity of the occupiers of adjacent properties through overlooking, an overbearing impact which negatively impacts visual amenity, and through impacts on privacy. This would be contrary to the provisions of LDP Policies 29 (Sustainable Design) & 30 (Amenity).
