Reason: To comply with Regulation 14(1) and Schedule 2 of the Town and Country Planning (Control of Advertisement)(England) Regulations 2007 and section 12 of the NPPF.
Time Limit - Advertisements The permission hereby granted for display of the proposed advertisement(s) shall expire five years from the date of this notice. Reason: As is required by part 3 (para 16(2)c) of the Town & Country Planning (Control of Advertisements) Regulations 2007.

L 021121 – 005, Received 27th July 2026 b) Proposed Site Plan, Dwg. no. L021121A – 010, Received 29th July 2026 c) Visual of Signage, Received 27th July 2026 This approval only relates to the details on the above plans and specifications, it does not relate to any other works. Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
Restriction of Illumination Hours The advertisement herby approved shall only be illuminated for an hour either side of the opening hours of the premises to which the advertisement relates, so shall only be lit within the hours of 8am to 7pm. Reason: To protect the visual and residential amenities of the area and to reduce light pollution having regard for Policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
Illuminance Levels The intensity of the illumination of the advertisement display permitted by this consent shall be no greater than 600cd/m2 during the hours of darkness (dusk to dawn) and no greater than the maximum luminance values during daytime hours (dawn to dusk) for a sign within Environmental Zone 4 as set out in tables 10.4 and 10.5 respectively of the Institute of Lighting Professionals ‘Professional Lighting Guide 05 (PLG 05) Brightness of Illuminated Advertisements’ (or its equivalent in a replacement Guide).
Reason for Approval This application is satisfactory in that the design of the proposed retrospective installation of 1no. internally illuminated sign accords with the principles of the National Planning Policy Framework (NPPF) and, where appropriate, the Council has worked with the applicant in a positive and proactive way in line with the NPPF. In addition the retrospective installation of 1no. internally illuminated sign accords with the local policy requirements (Policies CS4, CS5, DC1 of the Council's Local Development Framework). In particular the retrospective installation of 1no. internally illuminated sign is designed so that the appearance is complementary to the existing dwellinghouse and so that it will not have a detrimental impact on the amenity of any adjoining or nearby resident. The retrospective installation of 1no. internally illuminated sign will not prejudice the character and appearance of the area and will not significantly affect any landscaping nor prevent adequate and safe access to the site. The application is therefore considered to be an acceptable form of development, fully in accordance with the relevant policy guidance and there are no material considerations which would indicate that the development should be refused.
Removal After Permission Expires The advertisements hereby granted consent shall be removed from site after the expiry of five years from the date of this consent. Following the removal of the advertisements the site shall be left in a safe condition that does not cause danger, nuisance or hazard to the public or impair visual amenity to the reasonable satisfaction of the Local Planning Authority. Reason: To protect the visual and residential amenities of the area having regard for Policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
Removal of adjacent yellow pole mounted signs The four yellow pole mounted signs (previously granted approval under 18/0804/ADV) shall be removed within 6 months of this Decision Notice being issued. Reason: To minimise the proliferation of signage in the area thereby protecting the visual amenity of the area having regard to Policies DC1, CS4, CS5 of the Local Plan and Section 12 of the NPPF.
