  1. Time Limit - Advertisements The permission hereby granted for display of the proposed advertisement(s) shall expire five years from the date of this notice. Reason: As is required by part 3 (para 16(2)c) of the Town & Country Planning (Control of Advertisements) Regulations 2007.
  2. Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: a. Proposed site plan (002), received 6th March 2026 b. Proposed site elevations (004), received 6th March 2026 Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
  3. Intensity of illumination he intensity of the illumination of the advertisement permitted by this consent shall be no greater than within that recommended by the Institute of Lighting Professionals in its Professional Lighting Guide 05 (PLG 05) Brightness of Illuminated Advertisements (or its equivalent in a replacement Guide). Reason: To protect the visual and residential amenities of the area and to reduce light pollution having regard for Policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
  4. No moving images/Display times The proposed advertisements shall display static images only and not animated, scrolling, intermittent or flashing images. The rate of change between successive images shall be no greater than 1 second with no swiping or other animated transition methods between successive images. The minimum display time each successive advertising image shall be no less than 10 seconds per image. The display shall include a mechanism to freeze or turn off the screen in the event of a malfunction. Reason: In the interests of highway safety and amenity of the area having regard for Policy DC1 of the Local Plan.
  5. REASON FOR APPROVAL This application is satisfactory in that the design of the proposed freestanding sigange accords with the principles of the National Planning Policy Framework (NPPF) and, where appropriate, the Council has worked with the applicant in a positive and proactive way in line with the NPPF. In addition the signage accords with the local policy requirements (Policies CS4, CS5 and DC1 of the Council's Local Development Framework). In particular the signage is designed so that its appearance is complementary to the existingsite and its surroundings will not have a detrimental impact on the amenity of any adjoining or nearby resident. The sigange will not prejudice the character and appearance of the area and will not significantly affect any landscaping nor prevent adequate and safe access to adjacent sites. The application is therefore considered to be an acceptable form of development, fully in accordance with the relevant policy guidance and there are no material considerations which would indicate that the development should be refused.
