Planning conditions
  1. Adverse impact on the character and appearance of the area In the opinion of the Local Planning Authority, the proposed development, by virtue of its size, design and position is considered to be in conflict with Local Development Plan Policies DC1(b) (General Development), CS5(c&f) (Design), Emerging Policies CR2, CR3 and the Middlesbrough Design Guide, as it would result in an extension to the side of the property which would be of an excessive scale relative to the site circumstances, resulting in a disproportionate built form which would have a prominent impact on the streetscene and fails to integrate successfully with the host dwelling.
