  1. Impact on the Linthorpe Conservation Area In the opinion of the Local Planning Authority, the increase in the ridgeline and eaves height and resulting negative impact on the design of the proposed two-storey dwelling on such a prominent corner plot is considered to have a notable harmful impact on the existing character and appearance of the Linthorpe Conservation area and on the wider street scene. The development is, therefore, considered to be contrary to the guidance set out in Core Strategy Policy DC1 (c) General Development, CS4(k) Sustainable Development and CS5 (c & h) Design, Policy HI2 of the Middlesbrough Publication Local Plan, Council's Urban Design SPD, and conflicts with the guidance contained within paragraphs 135 (f), 210 and 215 of the National Planning Policy Framework 2024.
  2. Impact on Residential Amenity In the opinion of the Local Planning Authority, the increase in the ridgeline and eaves height and resulting increase in the massing of the proposed two-storey dwelling is considered to have a significant dominant and overbearing impact on the main dwelling and front garden areas of 4a The Crescent. The development is considered to be contrary to Core Strategy Policy DC1 (c) General Development and the Council’s Urban Design SPD and conflicts with the guidance contained within paragraph 135(f) of the National Planning Policy Framework 2024.
