Planning conditions
  1. Adverse impact on character and appearance of the area In the opinion of the Local Planning Authority, the two-storey extension by virtue of its size and location is considered to be in conflict with Local Development Plan Policies DC1, CS5, emerging local plan policies CR1, CR2, CR3 and the Middlesbrough Design Guide, as it is not suitably scaled or proportionate to the host dwelling. This massing would therefore adversely impact the host dwelling, street scene and wider character and appearance of the area.
  2. Adverse highway impacts In the opinion of the Local Planning Authority, the proposed development is considered to be in conflict with Local Development Plan Policy DC1 (General Development) and the Tees Valley Design Guide as it would result in undue pressure for on street parking due to the increase in bedrooms, which would in turn adversely affect the free flow of traffic and pedestrian safety.
  3. Insufficient information The plans that have been submitted are insufficient due to a lack of detail. Therefore the Local Planning Authority is unable to accurately assess the impact of the extension. The development is considered to be in conflict with the requirements of policy DC1 (a).
