Adverse impact on the character and appearance of the area including heritage assets In the opinion of the Local Planning Authority, the removal of the front boundary wall, the installation of the new driveway access and the loss of the front garden area, is considered to have a detrimental impact on the character and appearance of the Linthorpe Conservation Area, contrary to contrary to Policies DC1, CS4 and CS5 of the 2008 Middlesbrough Core Strategy; Policies CR1, CR2, CR3 and HI2 of the 2025 Middlesbrough Publication Local Plan; the Council's Urban Design SPD and paragraphs 210, 212, 213, 215 and 219 of the 2024 National Planning Policy Framework.
