- Inappropriate Design In the opinion of the Local Planning Authority, the proposed single storey extension to the rear by virtue of its size and design, is considered to be out of keeping with the host property and immediate surroundings and is considered to be overdevelopment of the rear amenity space. In these regards the proposal is contrary to the design requirements of Local Plan Policies DC1(b) (General Development), CS5(c and f) (Design) and the Middlesbrough Urban Design SPD.
- Adverse Impact on Amenity In the opinion of the Local Planning Authority, the proposed single storey extension to the rear, due to its length and proximity is considered to have a significant negative impact on the amenity associated with 41 Tollesby Road and is contrary to Local Plan Policy DC1(c) and the Middlesbrough Urban Design SPD.
