  1. Impact on character and appearance of the area and loss of open space In the opinion of the Local Planning Authority, the location, layout and scale of the detached dwelling which also results in the loss of ancillary open space would have a notably harmful impact on the existing open and green character and appearance of the area. The proposal would also form a bulky addition which erodes the verdant setting and would not integrate positively with the layout of the estate. As such the proposal would be contrary to Core Strategy Policy DC1, CS4, CS5, the Council’s Urban Design SPD, Middlesbrough Housing Local Plan Policy H11 and emerging policies CR1, CR2 and CR3.
