Time Limit - Advertisements The permission hereby granted for display of the proposed advertisement(s) shall expire five years from the date of this notice. Reason: As is required by part 3 (para 16(2)c) of the Town & Country Planning (Control of Advertisements) Regulations 2007.
Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: a) Location Plan - Sign B – Proposed – Dwg. no. T4906 A4 061 – Received 1st September 2025 d) Specification – Sign B Proposed Digital Super 6 Display – Dwg. no. T4906 A4 066 – Received 1st September 2025 Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
Statutory Requirements The advertisements hereby approved must adhere to the statutory requirements detailed below: a) Any advertisement displayed and any site used for the display of advertisements shall be retained in a clean and tidy condition which does not impair visual amenity, cause danger, nuisance or hazard to the public to the reasonable satisfaction of the Local Planning Authority; b) Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition that does not endanger the public; c) Where an advertisement is required under these Regulations to be removed, the site shall be left in a safe condition that does not cause danger, nuisance or hazard to the public or impair visual amenity to the reasonable satisfaction of the Local Planning Authority; d) No advertisement shall be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission; and, e) No advertisement shall be sited or displayed so as to obscure or hinder the ready interpretation of any road traffic sign, railway signal or aid to navigation by water or air, or so as otherwise to render hazardous the use of any highway, railway, waterway or aerodrome (civil or military). Nor shall any advertisement hinder the operation of any device used for the purpose of security or surveillance or for measuring the speed of any vehicle. Reason: To comply with Regulation 14(1) and Schedule 2 of the Town and Country Planning (Control of Advertisement)(England) Regulations 2007 and section 12 of the NPPF.
Illumination and Change of Image 1. The rate of change of images shall not be more (quicker) than once every 10 seconds. 2. Illumination shall not exceed 300cd/m2 at night & 5000cd/m2 at all other times as per ILP guidelines. Reason: To protect the visual and residential amenities of the area and to reduce light pollution having regard for Policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
NS1 The application is satisfactory in that the design and appearance of the advertisement accords with the principles of the National Planning Policy Framework (NPPF) and the local policy requirements (Policies DC1 and CS5) of the Council's Local Development Framework. In particular, the signage is designed so that their appearance is complementary to the existing building and immediate surrounding area and would not have a detrimental impact on the character of the area. The signage would not prejudice highway safety either by obscuring visibility or be of a conspicuous or prominent appearance. The application is therefore considered to be acceptable, fully in accordance with the relevant policy guidance and there are no material considerations which indicate that the application should be refused.
Materials - Approved Details The development hereby approved shall be carried out in complete accordance with the external finishing materials detailed in the approved plans or in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure the use of appropriate materials in the interests of the visual amenities of the area having regard for Policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
Deliveries to Site It should be ensured that, during construction, deliveries to the site do not obstruct the highway. If deliveries are to be made which may cause an obstruction, then early discussion should be had with the Highway Authority on the timing of these deliveries and measures that may be required so as to mitigate the effect of the obstruction to the general public.
Cleaning of Highway The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure that mud, debris or other deleterious material is not deposited from the site onto the highway and, if it is, it shall be cleared by that person. In the case of mud being deposited on the highway wheel washing facilities should be installed at the exit of the development.
Protect Existing Footpaths/Verges Measures must be taken to protect existing footpaths and verges being damaged by site vehicles.
