  1. Time Limit The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended).
  2. Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: a. Site location plan dated 28th August 2025 b. Existing plans and elevations drawing 001 Rev B dated 9th September 2025 c. Proposed plans and elevations drawing 002 REV D dated 13th November 2025 Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
  3. Materials - Matching The materials to be used in the construction of the external surfaces (including walls, roof & windows) of the development hereby permitted shall match those used in the existing building or shall be in accordance with details which have first been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure the use of appropriate materials in the interests of the visual amenities of the area having regard for Policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
  4. Reason for approval The application is satisfactory in that the design and appearance of the proposed single storey rear extension, alterations to the roof and alterations to the window and installation of the door on the existing side elevation accords with the principles of the National Planning Policy Framework (NPPF) and, where appropriate, the Council has worked with the applicant in a positive and proactive way in line with paragraph 38 of the NPPF (2024). In addition, the proposed single storey rear extension accords with the local policy requirements (Policy CS4 and CS5 & DC1 of the Council's Local Development Framework). In particular, the proposed single storey rear extension, alterations to the roof installation of the door on the existing side elevation are designed so that the appearance is complementary to the existing property and will not have a detrimental impact on the appearance of the existing building or wider street scene. The design and location of the proposal is considered not to result in a detrimental impact on the amenity of the nearby residential properties or on highway safety. The application is therefore considered to be acceptable, fully in accordance with the relevant policy guidance and there are no material considerations which indicate that the application should be refused.
  5. Building Regulations Compliance with Building Regulations will be required. Before commencing works it is recommended that discussions take place with the Building Control section of this Council. Where a building regulations approval is obtained which differs from your planning permission, you should discuss this matter with the Local Planning Authority to determine if the changes require further consent under planning legislation.
  6. Dropped Kerb - S184 The permission hereby granted should not be construed as authority to work within the public highway. Highways consent is required for the creation/alteration of a dropped vehicle crossing under Section 184 of the 1980 Highways Act. Such works will need to be carried out at the applicant’s expense by Middlesbrough Council approved contractors. The applicant is advised that prior to the commencement of works on site they should contact the Highway Authority (01642 728156).
  7. Driveway materials Notwithstanding the submitted plans, any additional car parking spaces provided to the front of the property should be made of either porous materials, or the provision shall be made to direct sun off water from the hard surface to a permeable or porous area or surface within the curtilage of the dwelling. Reason : For the avoidance of doubt and to ensure a satisfactory form of development.
