Based on the submitted supporting information, the extent of use is considered ancillary to the main residential dwelling and is therefore lawful. Please note that any change to the details submitted and considered, no matter how minor, may change whether the development is permitted and would nullify the Certificate of Lawfulness. Any changes may therefore need either another Certificate of Lawfulness to be submitted or a full planning application or prior approval application depending on the nature / extent of the change.
