Reason for Refusal: Scale/Design/Layout In the opinion of the Local Planning Authority, the proposed industrial unit by virtue of its size, scale and appearance would be considered to be an unacceptable form of development, being at odds with the character and appearance of the local area and resulting in a significant harmful impact on the local highway network, which would be contrary to Local Policy DC1 (criteria b and d), CS4 (criterion l) and CS5 (criteria c and f) and Paragraph 135 of the NPPF.
