  1. Hot Food Takeaway Use The Hot Food Takeaway use in this location is not appropriate and would result in a concentration of HFTs in the Linthorpe Road Secondary Area which is well above the identified threshold contrary to Policies EC17, IN6 and Para 97 (b) of the NPPF.
  2. Flue Installation In the opinion of the Local Planning Authority the position of the flue to side is considered to be incongruous to the surrounding area in terms of scale, design and layout and will impede full use of the footway contrary to Policy CS4, CS5, DC1 and the Councils Urban Design Guide SPD.
