  1. Impact on the character and appearance of the area In the opinion of the Local Planning Authority, the proposed garage by reason of its design, appearance, position and scale would result in a dominant addition which fails to respect the character and appearance of the host property and street scene. The proposal is therefore deemed contrary with Local Plan Policies DC1 and CS5.
  2. It should be noted that this application and related plans are solely for the garage. They do not relate to any other works to the dwellinghouse which may require planning permission.
  3. Removal of Unauthorised Works It is anticipated that a garage of a reduced scale, more suitable appearance and better positioning may be able to fit onto the site and still meet the policy requirements. However, the proposal applied for has been refused for reasons provided within the reason for refusal and provided in more detail within the Delegated Report which is viewable on the councils online application search tool. As such, the structure needs to be removed from the site as it is unauthorised. It is requested that this is undertaken within the next 3 months from the date of this decision. Failure to remove the garage within this time period will result in the Local Planning Authority considering taking formal enforcement action to secure its removal.
