Adverse Impact on Character & Appearance In the opinion of the Local Planning Authority, the proposed development, by virtue of its size, design and location is considered to be in conflict with Local Development Plan Policies DC1(b) (General Development), CS5(c&f) (Design), and the Middlesbrough Design Guide, as it would result in a relatively large, adversely contrasting extension to the property which would have an adverse impact on the character of the host property and immediate area with no material planning considerations to outweigh this impact.
  2. Adverse Impact on Privacy & Amenity In the opinion of the Local Planning Authority, the proposed development, by virtue of its size, design and location is considered to be in conflict with Local Development Plan Policy DC1(c) as, by virtue of its scale and position, would obscure the view and light from a primary window on the attached neighbouring property, resulting in an adverse impact on the visual amenity of this dwelling.
