- 1. In the opinion of the Local Planning Authority, the proposed first floor extension to the rear by reason of its design, height and scale would form an overdevelopment of the plot, forming an inappropriate and out of keeping, dominant built form. This would be detrimental to the host property, street scene and wider character and appearance of the area. Further, it would create an oppressive impact on the amenity of 462 Acklam Road. For these reasons the proposal is contrary to Local Development Plan Policies DC1 (General Development), CS5 (Design), and the Middlesbrough Urban Design SPD.
