  1. Reason for Refusal 1: Design/Layout/Arrangement impacts on Residential Amenity In the opinion of the Local Planning Authority, the proposals would be out of keeping with the immediate surroundings and provide poor levels of residential amenity for the future residents of the proposed dwellings and the approved houses at the adjacent Stonebridge site by virtue of the poor house designs and cramped layout, which is deemed to be contrary to the guidance of the Urban Design SPD. The proposals would therefore fail to meet the requirements of Local Plan Policies DC1(b and c), CS4(l), CS5(f) and H30(b) as well as Paragraphs 135 and 139 of the National Planning Policy Framework.
