  1. Time Limit - Variation (s73) The development to which this permission relates must be begun not later than the 13th November 2027 being three years from the date of approval of the original permission which this approval varies. Reason: To reflect the time limit for commencement imposed on the initial approval and required pursuant to Section 92 of the Town and Country Planning Act 1990 (as amended).
  2. Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: a. Site location plan drawing dated 6th September 2024 b. Existing floor plan drawing – Page 01 dated 6th September 2024 c. Existing elevation drawing – page 02 dated 6th September 2024 d. Proposed floor plan drawings – Page 03 dated 16th October 2024 e. Proposed elevation drawing – Page 04 darted 16th October 2024 f. Proposed site plan drawing – Page 05 Rev 4 dated 24th October 2024 g. Proposed glass porch detail drawing – Page 06 Rev 11 dated 12th March 2025. Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
  3. Reason For Approval The proposed variation of the approved scheme seeks a relatively minor change by altering the roof construction. This will be more sympathetic to the host property and without any notable impacts on the surrounding area / uses / buildings and their associated amenity and privacy , being in accordance with Local Plan Policies.
  4. Materials - Samples Prior to the existing building being rendered samples of the external finishing render materials and colour specifications to be used shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall be implemented in accordance with the approved details. Reason: To ensure the use of appropriate materials in the interests of the visual amenities of the area having regard for policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
