Adverse Impact on Character & Appearance In the opinion of the Local Planning Authority, the proposed development, by virtue of its size, design and location is considered to be in conflict with Local Development Plan Policies DC1(b&d) (General Development), CS5(c&f) (Design), and the Middlesbrough Design Guide, as it would result in a relatively large, adversely contrasting canopy to the property which would have an adverse impact on the character of the host property and immediate area with no material planning considerations to outweigh this impact.
