- Unsuitably Located In the opinion of the Local Planning Authority, the proposed veterinary practice use, by virtue of its location, is considered to be an unacceptable form of development. The veterinary use is proposed within Units 3 and 4 South Bank Road of the identified EMBAZ area, which restricts this site to B1, B2 and B8 uses. In addition Policy CS8 resists the loss of land and premises currently in or last used for employment purposes to other uses. Loss of these units to other purposes would be deemed to be harmful to the principal function of the EMBAZ and would be in conflict with Policies REG16 of the Regeneration Development Plan Document and CS8 of the Core Strategy. This would also be contrary to the Economic Strategy under Policy CS7.
- Inaccurate Plans The application does not include all the correct information required to fully consider the development. The Location Plan that has been submitted does not match the Location Plan outlined in the original application 21/0565/FUL, for the site. This inaccuracy is contrary to the requirements of policy DC1(a) of the Local Plan.
