Statutory Requirements The advertisements hereby approved must adhere to the statutory requirements detailed below: a) Any advertisement displayed and any site used for the display of advertisements shall be retained in a clean and tidy condition which does not impair visual amenity, cause danger, nuisance or hazard to the public to the reasonable satisfaction of the Local Planning Authority; b) Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition that does not endanger the public; c) Where an advertisement is required under these Regulations to be removed, the site shall be left in a safe condition that does not cause danger, nuisance or hazard to the public or impair visual amenity to the reasonable satisfaction of the Local Planning Authority; d) No advertisement shall be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission; and, e) No advertisement shall be sited or displayed so as to obscure or hinder the ready interpretation of any road traffic sign, railway signal or aid to navigation by water or air, or so as otherwise to render hazardous the use of any highway, railway, waterway or aerodrome (civil or military). Nor shall any advertisement hinder the operation of any device used for the purpose of security or surveillance or for measuring the speed of any vehicle. Reason: To comply with Regulation 14(1) and Schedule 2 of the Town and Country Planning (Control of Advertisement)(England) Regulations 2007 and section 12 of the
Time Limit The permission hereby granted for display of the proposed advertisements shall expire five years from the date of this notice. Reason: As is required by part 3 (para 16(2)c) of the Town & Country Planning (Control of Advertisements) Regulations 2007.
Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: a) Location Plan Received 27 Feb 2025 b) Proposed External Elevations Received 27 Feb 2025 c) Proposed Ground Floor Plan Received 27 Feb 2025 d) Proposed Signage Received 27 Feb 2025 e) Proposed Site Plan Received 27 Feb 2025 Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
Reason for Approval This application is satisfactory in that the design of the proposed retrospective installation of 1no. internally illuminated fascia sign accords with the principles of the National Planning Policy Framework (NPPF) and, where appropriate, the Council has worked with the applicant in a positive and proactive way in line with the NPPF. In addition the installation of 1no. internally illuminated fascia sign accords with the local policy requirements (Policies DC1, CS5 of the Council's Local Development Framework). In particular, the advertisement and signage are designed so that their appearance is complementary to the existing building and immediate surrounding area, and will not have a detrimental impact on the appearance of the area. The advertisement will not prejudice highway safety either by obscuring visibility or be of a conspicuous or prominent appearance. The application is therefore considered to be an acceptable form of development, fully in accordance with the relevant policy guidance and there are no material considerations which would indicate that the development should be refused, subject to approval of planning application 25/0144/VAR.
The installation of signage hereby approved shall not be undertaken until a lawful planning permission is in place for the premises to operate as a vetenary practice Reason: In order to prevent unnecessary impacts of signage on the amenity of the immediate area.
