  1. Approved Plans - Retrospective The development hereby approved is retrospective and has been considered based on the details on site and on the plans and specifications detailed below: a) Location Plan and Site Plan - Drawing no. 003 Rev A, received 21 Jan 2025 b) Existing Floorplan - Drawing no. 001 Rev A, received 21 Jan 2025 c) Proposed Floorplan - Drawing no. 002 Rev A, received 21 Jan 2025 d) Existing and Proposed Elevations - Drawing no. 001 Rev A, received 30 Jan 2025 e) Design and Access Statement (received 21 Jan 2025) This approval only relates to the details on the above plans and specifications, it does not relate to any other works. Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
  2. Materials - Approved Details The development hereby approved shall be carried out in complete accordance with the external finishing materials detailed in the approved plans, or in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure the use of appropriate materials in the interests of the visual amenities of the area having regard for policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
  3. Hours of Opening/Use The premises shall not be open for customers/use shall not operate outside the hours 09:00-17:00 Monday to Friday, 10:00-13:00 Saturday. The premises shall be closed on Sunday and Bank Holidays. Reason: In the interests of amenity of residents having regard for policy DC1 of the Local Plan and section 12 of the NPPF.
  4. Car Parking in accordance with submitted details Customer car parking in connection with the use hereby approved shall be carried out in accordance with the parking details as set out in the approved Design and Access Statement (received 21 Jan 2025) which states it will be within the internal garage area. Reason: To ensure that the development can be carried out in a manner that will not be to the detriment of amenity of local residents, free flow of traffic or safety of highway users having regard for policy DC1 of the Local Plan.
  5. Reason for Approval It is considered that the proposal is in accordance with the Policies within the Local Development Framework Core Strategy and Development Policies document in that the scale, design and materials proposed are appropriate to the site location and there will be no demonstrable adverse impact on adjacent residential amenity. The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including LDF Policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out in the National Planning Policy Framework.
  6. Advertisement Consent Required This permission does not purport or be deemed to authorise the display of advertisements shown on the submitted plans, for which separate consent is required under the provisions of the Town and Country Planning (Control of Advertisements) Regulations 1992 (as amended).
