Time Limit The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason: The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
Approved Plans The development hereby approved shall be carried out in complete accordance with the following plans and specifications and shall relate to no other plans: a. Location Plan b. Proposed Site Plan – Services Plan (NZIIC-GSS-XX-XX-DR-A-9008) c. Proposed Elevations (FRM 01) d. General Arrangement (Tenet-SK001 Rev 1) e. Concrete Raft for Plant & Equipment (DV2205.08-APP-XX-XX-DR-S-000001 Rev P01) Reason: To ensure a satisfactory form of development and for the avoidance of doubt.
Temporary Permission The development hereby permitted shall be removed and the land restored to its former condition on or before 1st March 2026. Reason: The building is not considered suitable for permanent retention on the site by virtue of its scale, design and location having regard for policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
REASON FOR APPROVAL This application is satisfactory in that the temporary siting of carbon catcher structure accords with the principles of the National Planning Policy Framework (NPPF) and, where appropriate, the Council has worked with the applicant in a positive and proactive way in line with the NPPF. In addition, the carbon capture structure accords with the local policy requirements of the Council's Local Plan. In particular, the structure is designed so that its appearance will not have an adverse visual impact on the surrounding Tees Advanced Manufacturing Park and so that it will not have a detrimental impact on any adjoining or nearby premises. The structure will not prejudice the character of the Advanced Manufacturing Park or the wider Riverside Park Industrial Estate nor prevent adequate and safe access to the site. The application is therefore considered to be an acceptable and appropriate form of development, fully in accordance with the relevant policy guidance and there are no material considerations that would indicate that the development should be refused.
