Approved Plans - Retrospective The development hereby approved is retrospective and has been considered based on the details on site and on the plans and specifications detailed below: a) Location Plan - Drawing no. 001, date received 4 Dec 2024 b) Existing Site Plan - Drawing no. 002, date received 4 Dec 2024 c) Proposed Site Plan - Drawing no. 003, date received 4 Dec 2024 d) Proposed Fence Elevations - Drawing no. 007, date received 10 Jan 2025 This approval only relates to the details on the above plans and specifications, it does not relate to any other works. Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
Reason for Approval It is considered that the proposal is in accordance with the Policies within the Local Development Framework Core Strategy and Development Policies document in that the scale, design and materials proposed are appropriate to the site location and there will be no demonstrable adverse impact on adjacent residential amenity. The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including LDF Policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out in the National Planning Policy Framework.
Materials - Approved Details The development hereby approved shall be carried out in complete accordance with the external finishing materials detailed in the approved plans. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure the use of appropriate materials in the interests of the visual amenities of the area having regard for policies DC1, CS4 and CS5 of the Local Plan and section 12 of the NPPF.
No Planning Use Whilst planning permission is granted for the perimeter fencing and hard surfacing, it is noted that planning permission has not been sought for the use of the land. Planning permission is therefore still required for the use of the land to which this application relates.
