Time Limit The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended).
Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: a. Location/Site plan received 10th July 2024. b. Proposed elevations and layout (Drawing No: MH/23/003/003/A REV B) received 5th November 2024. c. Lighting specification received 5th November 2024 Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
Fixing Notwithstanding any description of the lighting and flagpole brackets hereby authorised, they shall be fixed through the mortar and not through the bricks and terracotta. Reason: To safeguard the historic fabric and the architectural character and appearance of the listed building having regard for polices CS4 and CS5 of the Local Plan and section 16 of the NPPF.
REASON FOR APPROVAL The application is satisfactory in that the design and appearance of the proposed external alterations accord with the principles of the National Planning Policy Framework (NPPF) and, where appropriate, the Council has worked with the applicant in a positive and proactive way in line with paragraphs 186-187 of the NPPF. In addition the alterations accord with the local policy requirements (Policy CS4, CS5 & DC1 of the Council's Local Development Framework). In particular the alterations are designed so that their appearance is complementary to the building and will not have a detrimental impact on the appearance of the street scene or any adjoining resident or business. The proposed alterations will not prejudice highway safety either by obscuring visibility or be of a conspicuous or prominent appearance. The application is therefore considered to be acceptable, fully in accordance with the relevant policy guidance and there are no material considerations which indicate that the application should be refused.
