Planning conditions
  1. Design and Appearance In the opinion of the Local Planning Authority, the overall scale, design and appearance of the two-storey extension, the loss of a significant proportion of the front garden area to driveway, and the loss of the gap between properties is considered to have a significant harmful impact on the existing character and appearance of the property, the adjacent property and the area. The development is considered to be contrary to the guidance set out in Core Strategy Policy DC1 (b & c) and CS5 (c & f), the UDSPD (Section 5 Householder /Domestic Development) and Paragraph 135 of the NPPF.
  2. Amenity of neighbours – 135 Low Gill View In the opinion of the Local Planning Authority, the cumulative impact of the two-storey extension to the side/rear, by virtue of it’s height, projection and proximity to the neighbours property is considered to have a significant overbearing impact and resulting loss of light to the neighbours at 135 Low Gill View, contrary to Core Strategy Policy DC1 (c).
