Overdevelopment and Incongrous Design In the opinion of the Local Planning Authority, the proposed extensions and dormer, by virtue of their cumulative mass and design, represent an overdevelopment of the site and in part an incongrous design, being contrary to the design requirements of the Urban Design SPD and Policies DC1(b) and CS5(f).
  2. Impact on Amenity In the opinion of the Local Planning Authority, the rear extension, due to its length, height and proximity is considered to have a significant negative impact on the amenity associated with 48 Reeth Road, being contrary to the Urban Design SPD and Local Plan Policy DC1 and CS5.
  3. Insufficient Parking In the opinion of the Local Planning Authority, the creation of a fifth bedroom in the dormer extension combined with the inadequate provision of parking would result in a harm to the safety of pedestrians and others using the immediate area, being contrary to Local Plan Policy DC1(d).
